Plenty of companies sell a $20 or $30 “tune-up” and do little more than glance at the system and pack up. That is not maintenance, that is a visit. Ours is hands-on: we clean the coil, flush and treat the drain, check the electrical and the charge, and get into the furnace before winter. You are paying for work that gets done, and for two people who have spent 20+ years knowing what to look for.
A tech shows up, looks the system over, maybe swaps a filter, and leaves. Nothing is cleaned, flushed, or measured, so the problems that cause July breakdowns are still there.

Our summers run hot and humid from June into September, and the furnace then sits idle until the first freeze. Both extremes are hard on a system that never gets looked at. Here is what regular care actually buys you.
Almost everything that strands you in a heat wave is what a scheduled visit catches early, a tired part, a low charge, a blocked drain. Caught on a mild day, it’s a small fix instead of a ruined weekend.
A dirty coil, a low charge, or a clogged filter all make the system run longer for the same comfort. Cleaning and dialing those back in pulls the runtime, and the bill, down.
Equipment serviced twice a year tends to reach the far end of its expected life instead of dying early. You paid for the whole system. This is how you get the whole system.
Clogged condensate drains are the number one thing we get called out for in the Triangle. Flushing the line and treating the pan every spring is the single best way to avoid a shutdown on the hottest day.
The fall visit cleans the burners and the flame sensor, so your furnace fires on the first cold night instead of leaving you calling around in January.
Most equipment warranties require documented yearly maintenance. Skip it, and a denied claim on something like a compressor can cost thousands. We keep that record current.

- Clean the outdoor coilA coil packed with pollen and dirt can’t shed heat, so the system runs longer and your bill climbs. Clean, it cools the way it should.
- Flush the drain line and treat the panThis heads off the clogs and biological growth that back water into the house once our humidity climbs, the most common reason a system shuts off mid-summer.
Fall · HeatingThe heating side
- Adjust the gas pressure and clean the burnersA furnace that burns clean lights on the first try and wastes less fuel doing it.
- Clean the flame sensorThis is the part that most often makes a furnace start up and then cut right back off. A cleaning keeps it lighting through the cold.

We book your spring and fall appointments around your week and remind you when each comes due, so a year never quietly slips by.
We show up on time, do the full tune-up, and log everything, and your discount and priority spot are there the moment you need them.
Between visits, you go first
If something acts up between tune-ups, plan members move to the front of the schedule and take 10% off the repair. You are not waiting behind everyone who called that morning.
